About the ALC Designation
Buyers and sellers in today's complex land real estate market need professionals who provide up-to-date knowledge, a variety of real estate services, and ethical real estate practices. In short, they're looking for real estate professionals who hold the esteemed Accredited Land Consultant (ALC) designation. ALC's are a part of the largest trade organization in the world and of the premiere land real estate organization, the REALTORS® Land Institute, which has been serving the nation's land real estate professionals and their clients for over 50 years.
Clients who want to purchase, sell or exchange land, know they need to rely on a leader in land brokerage when making the most valuable decision of all - who will be their land broker?
The Accredited Land Consultant (ALC) designation is important to REALTORS® Land Institute members and to their clients for many reasons.
- First, the designation is awarded by the Board of Directors to members who have completed a comprehensive program of education and service to the Institute. Only ALC's may use the accredited logo in their brokerage correspondence and marketing pieces.
- Second, ALC's constitute a network of recognized specialists throughout the United States. ALC's serve the public in its need for land related real estate services. ALC's ensure that clients will find the best possible parcel for farming, development, recreation and a myriad of other specialized uses. The ALC network is a valuable resource for buyers and sellers.
As land professionals, ALC's know current market values. They work diligently to secure the best sale or purchase price for their clients. Also, ALC's assist buyers and sellers in such areas as finance, leasing and land management. To be safe, secure and satisfied, buyers and sellers are encouraged to work with an accredited real estate professional - one of REALTORS® Land Institute's Accredited Land Consultants.

Certified International Property Specialist
CIPS Education
The Certified International Property Specialist (CIPS) course curriculum is the educational foundation of the CIPS Network. It distinguishes CIPS designees as individuals who have both hands-on experience in international real estate transactions, as well as successfully completed an intensive seven-day program of study focusing on critical aspects of transnational transactions, including currency and exchange rate issues and cross-cultural relationships, regional market conditions, investment performance, tax issues and more. A more detailed description of the six courses is provided below.
U.S. REALTORS® must complete the two-day "International Real Estate for Local Markets" (formerly Essentials) before joining the CIPS Network. Non-U.S. practitioners are also encouraged to take this course, but it is not currently a requirement. Whether or not a practitioner intends to work toward the CIPS designation, this course is ideal for anyone who may encounter opportunities in their local market to assist in an international transaction, e.g., assisting an immigrant or foreign investor, or helping a U.S. resident purchase property abroad.
Certified Luxury Home Marketing Specialist
The Institute is a membership organization for real estate sales agents (Realtors® and representatives of NAHB members only) who work in the upper-tier residential market around the world (for our purposes, upper tier is the top ten percent of market sales as defined by price range or $500,000, whichever is higher).
The Institute offers training in luxury home marketing and awards an international designation to agents who meet performance standards in the upper tier market. The Institute promotes its members to affluent homebuyers and sellers. The Institute also conducts research in the luxury market.
Objective
To be a trusted primary resource for real estate professionals and consumers involved with buying or selling upper-tier residential properties internationally.
Five key areas of focus:
EDUCATION:
- To offer educational programs leading to the special Certified Luxury Home Marketing Specialist (CLHMS) designation for real estate sales professionals around the world who target the upper tier residential market.
- Training goals include helping agents to identify prospect groups, define consumer needs and expectations, build skills and improve service – thus creating satisfied customers while increasing agents’ success.
BRANDING:
- To build visibility and credibility for the Certified Luxury Home Marketing Specialist designation and to position The Institute for Luxury Home Marketing as the resource for affluent consumers who wish to identify sales professionals who have credibility and special competencies in the upper price range.
- To create a consumer preference for working with sales professionals who have the CLHMS designation.
MEMBERSHIP:
- To build an international membership base of sales professionals who specialize in the luxury home market and who deliver exceptional service.
- To retain these members by offering valuable information, products, and services to help them maximize their success.
RESEARCH:
- To provide primary and secondary research information on the demographic and the psychographic characteristics of the affluent.
- To compile and provide luxury home sale market data.
ORGANIZATION:
- To develop effective internal systems.
- To meet growth and profit goals while at the same time building a positive corporate culture in a company that is customer-oriented and responsive to market changes.

REALTORS Land Institute
The REALTORS® Land Institute is an affiliate of the over million-member National Association of REALTORS®.
It is the only branch of the REALTOR® family focused on land brokerage transactions of five specialized types:
- farms and ranches
- undeveloped tracts of land
- transitional and development land
- subdivision and wholesaling of lots
- site selection and assemblage of land parcels.
Originally named the Farm & Land Institute, it was organized in 1944, and has been dedicated for over six decades to improving the professional competence of its members in land brokerage. In addition to brokerage of the five main types that are unique to the Institute, its individual members frequently engage in other land specialties such as agribusiness, appraisal, consulting and management.
The REALTORS® Land Institute's main objective is to bring together real estate professionals interested in the improvement of their professional competence in activities related to land; including land brokerage, agribusiness, land management, planning and developing, appraising, acquisition, and any other land specialty areas. This goal is carried out through various programs.
As a leading land education source, the REALTORS® Land Institute offers the only land education program. RLI also offers the Accredited Land Consultant (ALC) designation. This designation is only awarded to those who meet strict requirements such as required Land University courses, experience in the field, involvement and service to the institute. RLI's National Marketing Sessions provide a national forum for members to represent client's interests, whether buying, selling, or exchanging.
The Institute is serving its members' interests by:
- Identifying its members as land specialists within the real estate profession.
- Developing and maintaining professional standards of practice.
- Fostering professional expertise through educational activities.
- Awarding the professional designation of Accredited Land Consultant (ALC) to those members who have met rigid educational and experience requirements.
- Formulating recommendations for public policy affecting land use.
- Advocating the wise use of land and the reasonable rights and privileges of private ownership.
- Promoting members' business activities through marketing programs.
Transnational Referral Certification
The goal of this certification offered by the National Association of REALTORS® is to prepare real estate professionals to make and receive compensated referrals using the Transnational Referral system developed NAR and the International Consortium of Real Estate Associations (ICREA). Students will learn how to integrate international referrals, resulting in increased income, into their business plans.
When you are involved in an international referral, as a referring or receiving agent, the Transnational Referral Certification demonstrates to other real estate professionals that you are well versed in the procedures of the Transnational Referral system, have pledged to follow a code of conduct in business dealings, and expect that compensation, paid in a timely manner, will be an integral part of the transaction.
